Maintenance and safety reminders
Plumbing
- Water cutoff valve for your condo; know where it is in case of an emergency, make sure it is working properly, turn it off when you will be away from home for more than a day.
- Regularly check for toilet leaks, flapper condition, loose or broken flush handle. Consider installing new water efficient toilets.
- Collect used oils and grease in a can and dispose in the trash once it has cooled, do not pour down the kitchen sink drain!
- Faucet leaks; replace washers or install new faucets, check drains for leaks
- A/C drip line; make sure it is clear.
- Water heater; check for water in the pan, warranties are good for only 6 to 10 years. Replace it before it starts leaking! Install a automatic cutoff switch.
- Water sensor alarms; make sure you have one on the floor in your utility closet and replace the battery annually
- Keep your utility closet drain line open. The following product comes highly recommended; Rectorseal 68115 Hydrex A/C Tabs-200 Tablet Bottle, available via Amazon for $18. Pouring a few ounces of bleach down the drip line helps keep it clear as well.
Fire Safety
- Common walkways must remain clear
- Keep a 1A-10BC fire extinguisher near your kitchen, but not in the kitchen
- Replace the batteries in your smoke & co2 alarms annually
- Keep your sprinkler heads and covers free of caulk, spackle and paint
- Have your gas logs serviced annually
- Have your dryer vent cleaned at least every other year
- Minimize use of portable electric heaters, do not use space heaters!
- Minimize clutter throughout your home, porches and closets
- Storage of any kind under wooden stairs is prohibited
- Gas and charcoal grills on porches or decks are strictly prohibited; no open flames allowed
- National Fire Safety week is October 4-10
General Maintenance
- Please keep your decks/porches clean and clutter free
- Stain/seal your deck and paint your porch railing every five years
- Regular preventative maintenance of your heating/cooling system will save you money in the long term, remember to replace your air return filters regularly
- Switching all your light bulbs to LED will save energy and money on your electric bill
