- Fire safety regulations require that our common walkways, stairs and landings remain clear. No plants, furniture or clutter is allowed.
- Please stay off of landscaped areas, particularly hillsides. Pinestraw and mulch can be very slippery. Stay on sidewalks and level terrain for your safety.
- Please conserve water! Water/sewer is our largest expense: $40,000 per year! Leaks waste a lot of water and money, so please check your condo for water wasters! Toilet leaks are common and are especially expensive.
- Any and all exterior changes or additions to your condo unit require prior approval. Examples are exterior light fixtures, fans, blinds, screen enclosures, screen doors and storm doors. No landscaping changes or additions are allowed, including stepping stones. Fill out an ARC request form in advance, available on the ​Cedar Pointe HOA accounts web site. Click on documents, choose the 5/11/2018 version.
- Bird feeders on second or third floor porches are a nuisance (seeds, squirrels) and are not recommended! See the rules tab for guidance.
- Dog owners, keep your dogs on a leash and pick up after your pet! It’s the law. Stay away from new landscaping please.
- Smokers, dispose of cigarette butts properly. Use an ashtray or trash can. Do not throw lit butts in flowerbeds, on wooden walkways or stairs, as this poses a fire hazard! Cigarette butts are litter!
- Please don’t litter! Do not leave trash outside your door.
- Charcoal or gas grills or fire-pits may not be used or stored on any balcony or porch. No open flames allowed. This is a serious fire hazard and is subject to a fine of $100 per day! (Electric grills are allowed.)

- ​Homeowners are responsible for maintaining their condos. See the maintenance page for details. Turn the water supply to your condo off when you are out of town. Water leaks can cause significant damage if not stopped quickly.
- Yard sales are prohibited.
- It is a good idea to leave your back porch light on at night for security purposes, if you live on the ground level.
